Owner cites ‘environmental impacts’
A property owner is abandoning plans for a “flex” building and solar farm at the former Automar property on Route 9 in Philipstown and instead will focus on a convenience store with a gas station and Dunkin’.
Michael Miele, an engineer for Misti’s Properties 3070, told the Philipstown Conservation Board on March 11 that, after an inspection of the 27-acre property, the owner found “substantial environmental impacts — a lot of earthwork” and other conditions that would make it difficult to construct the building and solar farm.
The Conservation Board earlier asked the Planning Board to pause its review of the project because it could potentially harm the aquifer and Clove Creek and its floodplain. The creek runs through the property.
Misti’s proposal to develop the site at 3070 Route 9 included a 4,000-square-foot building with a gas station, convenience store and a Dunkin’ with a drive-thru, an 18,000-square-foot storage building and a solar farm. The Zoning Board denied the variance required for a drive-thru.
Why not drop the gas station and build the solar farm?
The site for the proposed Dunkin’ is one of the worst places to be pulling out onto Route 9. I thought there were no chain stores allowed in Philipstown? [via Facebook]
That’s only within the historic district of the Village of Cold Spring. The Dunkin’ near Foodtown was grandfathered in when the formula business restrictions were put in place. I was on the Historic District Review Board when it was reviewed, and we did the best we could within the guidelines. This proposed site is a disaster waiting to happen. I live and work within five minutes of the location and the turn-off being proposed onto Route 9 is insane. There’s going to be a horrible collision that you can add to the dozens of others that occur with the traffic on that stretch. I hope they consider a different use. [via Facebook]
